Housing Programs
Combined Community Action,
Inc. operates the Section 8 program in Austin, Colorado
and Lee counties which provides rental assistance
payments on behalf of low to very low income families
and individuals, including the elderly and persons with
disabilities. Funding for this program is provided by
the U.S. Department of Housing and Urban Development
(HUD). Section 8 participants must meet certain program
eligibility criteria. The program provides financial
assistance for decent, safe and sanitary housing to
eligible households whose annual gross income does not
exceed 50% of HUD's median income guidelines. Financial
assistance is based on several factors, including the
households' income, size and composition, assets,
medical and childcare expenses. Participants must
provide comprehensive documentation and complete a
written application to determine eligibility. Local
Operators in rural areas of the state determine
eligibility by:

Computing income and allowances

Determining the household's bedroom size
-
Identifying any special needs, such as accessible
units
Qualified households are
afforded the opportunity to select the best available
housing through direct negotiations with landlords to
ensure accommodations that meet their needs. Selected
housing may be one, two or three bedroom units depending
on household size, age and sex of participants. Rental
properties must be inspected and meet housing quality
standards necessary to assure the tenants' health and
safety. Approved rental amounts are paid directly to
property owners after allowances have been computed.
